Every apartment on our property is equipped with hookups for a clothes washer and dryer (side-by-side);  however, we do not provide the appliances themselves in the apartments.  So if you do not own a washer or dryer, there are coin laundry rooms available in each apartment building.




Income Restrictions

Creekside Properties and Creekside Seniors are Low-Income-Housing-Tax-Credit (LIHTC) properties.  Most of our apartments are LIHTC (income-restricted) units; and a handful are just like any other Fair-Market apartment. In order to get into one of the LIHTC units, an official application must be submitted, your background approved, and all your financial information verified by third parties (employers, banks, asset holders, unemployment, etc.) before a contract is created and signed.

There are 1, 2, & 3-bedroom apartments at Creekside Properties, and 3 separate 3-story buildings. Creekside Seniors has 1 and 2 bedrooms, all ground floor. Each apartment already has a fixed* rent amount assigned to that apartment.  To qualify for a particular income-restricted apartment, you must have a total household (annual gross) income under a particular limit, which depends upon the household size (the number of people expected to live in that unit).

 * At least until the spring of each year when Idaho Housing and Finance Association updates the LIHTC maximum rent amounts and income limits.

Full-Time Student Rule

53 of our 60 units are Low Income Housing Tax Credit (LIHTC) units, and households made up entirely of full-time* students do not qualify for an LIHTC unit unless:

...........-  At least 1 non-student is in the household
              (i.e. an unborn baby, or guaranteed part-time students can qualify as the non-student)
            OR
...........-  The household of only full-time students meets one of
...........-  the following exemptions:
......................-  Married and filing a joint tax return,
......................-  Single parent, child(ren) lives with you, & child(ren)
......................-  claimed on your tax return or that of the absent
......................-  parent,
......................-  Formerly a foster child,
......................-  Recipient of Title IV of Social Security Act
......................-  (AFDC), such as TANF (Temporary Assistance for
......................-  Needy Families),
......................-  Enrolled in a job rehab program (such as Idaho
......................-  Division of Vocational Rehabilitation).


* Full-Time here means:
...........-  Kindergarten and up, and
...........-  If the school defines you as full-time, and
...........-  If you are enrolled as full-time for at least 5 months out
...........-  of a calendar year (and those five months do not have
...........-  to be consecutive).
